A modest Southern California tract house that was built in 1960 and sold during that decade for under $11,000 has hit the market for the first time in six decades — now listed at $4.25 million, representing a nearly 43,000% price increase.

Long before coastal San Diego real estate became a seven-figure game, artists Wayne and Barbara Chapman purchased their home in Solana Beach for the princely sum of $10,900.

But the Chapmans didn’t simply own the house: They transformed it into a highly personal, living, breathing work of organic architecture.

After marrying in 1969, the couple hired visionary San Diego organic architect Kendrick Bangs Kellogg to completely reimagine the house, turning it into what can only be described as a tropical retreat filled with magic and whimsy.

The Chapmans purchased the property simply as an affordable home. They then had Kellogg completely reinvent it during the 1970s. The couple didn’t just hand over the keys — they got their hands dirty and helped build it.

In an interview with San Diego Magazine in 2025, Wayne Chapman told the outlet, “We dreamed of having a house like this where we could work at our crafts. [Kendrick Bangs] Kellogg designed this house; Barbara was friends with his wife. A fireman who lived nearby and I built it together. Every piece of wood in this house has got my fingerprints on it. Barbara did the interior design.”

True to Kellogg’s collaborative style, the Chapmans took a hands-on role. Ceramist Wayne Chapman managed construction and worked the site himself alongside his firefighter friend and community fixture Jim Baker, who had been the fire chief of the Del Mar Fire Department.

Wayne Chapman sourced massive utility poles and thousands of feet of rough-sawn redwood boards from a local lumber yard. Barbara — a craftswoman and fiber artist who taught crafting at an Encinitas gallery for more than 40 years — shaped the interiors with her exceptional eye for color and texture.

When it comes to the renovations, property expansions and a heartbreaking rebuild in 2001, this works out to a 42,650% increase in the listing price, one of the more eye-catching yet worthy appreciation stories on San Diego County’s north coast.

What makes the price jump even more eyewatering is what the house became.

The result is a roughly 3,900-square-foot, three-bed, three-bath multi-story, split-level composition of wood and glass that feels more like a live-in sculpture than merely a conventional beach house. Decorative short stairs replace traditional walls, creating a flowing sequence of levels coupled with bright, open spaces.

Kellogg’s signature sculptural fireplaces are sprinkled throughout. Hand-carved doors open onto lush Japanese-inspired gardens. A dedicated ceramics studio and ocean views from the living room complete the picture.

Listing agent Keith A. York describes the home to The California Post: “The Chapman home elicits emotional responses from all visitors as they delight in the garden sculptures and plantings through to each and every interior space bathed in natural light.

“Exemplifying the unique architect-client relationship, Ken Kellogg’s detailing was brought to life by the client’s sweat and handiwork. The home therefore is as much artistic-creation as it is architect-design.”

For decades the home served as both residence and creative workshop. The Chapmans filled it with their own ceramics, textiles and global folk art, and for more than 40 years they hosted pottery sales on the property.

A serious fire in 2001 damaged the wood-heavy structure, but the couple extensively repaired and continued living there.

Wayne Chapman, a former Marine who later worked as a San Diego police officer and probation officer before dedicating his life to his art, kept making pottery into his mid-90s. Barbara Chapman, a skilled craftswoman who once had work shown at the Louvre, passed in 2022 after nearly 54 years of marriage. Wayne Chapman died in 2025 at age 94.

Now, after a lifetime of art, craft and careful stewardship, the house the couple transformed will finally pass those keys to a new owner.

For a property that began its life as the cheapest home a young couple of artists could afford in Solana Beach, it has evolved into a one-of-a-kind architectural statement in collaboration with one of the Golden State’s most distinctive organic architects.

The leap from under $11,000 to multimillion-dollar retreat stands as one of the more dramatic yet deserved real estate appreciation stories on the SoCal coast.
